  • Work with farmers during the sale process to enable farming operations to continue

  • Arrange a lease or re-negotiate existing lease of commercial property to improve value


Curb Side Appraisals

When reviewing a customer’s position, it is helpful to have a current estimation of the value of the security.

Through our network of real estate agents, we can quickly obtain a curb-side estimation of a property and comment on its current condition. This is a cost effective service with a report usually completed within two business days.


Occupancy Reports

We can arrange for a local agent to inspect a property to determine its occupancy status and provide details of the occupant. If vacant, this can fast track the recovery process. Turn-around time is generally within two business days, depending on location and type of property.


Project Management

We provide project management for all works required to properties to improve value including managing presentation work, arranging certification, completing subdivisions and completion of building works.


Valuations

We arrange property and chattel valuations with an approved Valuer.


Negotiation with Owners/Occupiers

We can negotiate with owners/occupiers to work out the best way to proceed with the sale of the property. This frequently ‘lowers the temperature’ so that a better outcome is obtained.


Sales strategy for problematic properties

Service: Gather information on contaminated sites, operating farms, leased properties etc.

Value to Bank: Determine recovery strategy and avoid potential liability.


Assist customer with sale (non MIP)

Service: Work with customer to sell property with reporting back to bank.

Value to Bank: Banker has confidence customer is working to achieve a sale.


Work with customer to achieve sale as MIP

Service: Meet with customer and banker to agree a sale strategy for bank sale (especially farming property).

Value to Bank: Bank gets possession sooner, Licence given to customer to work property during sales period, better result for customer and bank, less customer complaints.
